Lower Prices, Quick Sales

I had a listing recently in the Tree Section that sold quickly. That was 3017 Elm, listed at $925K and selling within 4 days, multiple offers, for quite a bit more: $1.050M.

That's the way things are going around town.

There just aren't many listings around $1M, and what does come out goes quickly.

In just the few days since we closed that sale at Elm, they sold 1554 2nd (listed at $949K) and 1641 21st (listed at $950K). Both had been offered for only a matter of days.

There are people saying this market is slowing down. As the holiday season approaches, that's just expected. But where we see attractive homes coming out, especially at the lower end of the price spectrum (for Manhattan Beach real estate), the action is just as fierce as ever now.
