MB Market Update: 4/30/14

It's not just a feeling, it's a fact: There is a lot more inventory in MB.

At this time last year, we had 38 listings active. As of April 30: 68. (And 70 as of 5/2/14.)

We've seen almost 20 listings added to the board in just 2 weeks.

So that's a nice start here for one of our twice-monthly updates on the Manhattan Beach real estate market.

We do two updates a month, at mid-month and end of month. Data for these reports closed 4/30/14.

Here's the quick overview on active inventory (click here for the list as of 4/30):

68 active listings as of 4/30/14 (+19 from 4/15/14, +26 from 3/15/14)

61 SFRs (+17)

7 THs (+2)

Active listings by region of Manhattan Beach in this report:

Tree Section: 20 actives (+8 from 4/15/14)

Sand Section: 11 actives (flat)

Hill Section: 9 actives (+4)

East MB: 28 actives (+7)

Did you notice that the stalled-out section is the Sand? This is the only season-long problem – a lack of beach-adjacent options.

We're also providing a report on pending and closed sales by region of MB.

Sales are organized by sub-region of Manhattan Beach.
