Way Hot For Wendy

There are streets around MB which, in and of themselves, have location issues.

Think Oak Ave. in the Tree Section, or Larsson in the Hill Section. Or down in the Sand Section, maybe parts of Highland or Manhattan Ave.

East of Sepulveda, one of those streets with issues is Wendy Way in Liberty Village. Like Oak and Larsson, there's a "right" and "wrong" side to this Way street – in Wendy's case, because busy Aviation Blvd. is just to the east. (1508 Wendy, is on the "wrong" side, and just closed for $905K.)

Aviation can be a notable impact, due to noise and whatnot. Some buyers will even avoid the "right" (west) side – away from Aviation – simply because it's "too close."

But despite this liability, Wendy Way has actually been the busiest street in terms of sales in the past 3+ years in all of Liberty Village.

It looks like Wendy hasn't been such a turnoff, after all.

There were 7 sales on Wendy Way in 2013, and already in 2014 there are 2 closed sales and one property in escrow on Wendy. 

Go back to 2011, and there were 5 sales on Wendy and, in a relatively calm 2012, there were 3.

That's 18 sales over about 3 years, while only one other Liberty Village street has seen more than 6 sales in the same period.

The higher volume on Wendy is only partly explained by the flip at 2200 Wendy (4br/2ba, 1775 sq. ft.), a property in escrow now with a list price of $1.299M which was purchased (perhaps "stolen") last year for $850K. (Last year's sale was a short sale and the home has been updated tremendously since.)

Could it be that people buy in on Wendy thanks to (presumably) lower prices, just to get into the 90266, then get itchy to move as soon as possible? That's a decent hypothesis.

Maybe we should ask the next seller. If trends continue, there will be a few more this year.
