MB Market Update: 2/19/14

It's time for one of our twice-monthly updates on the Manhattan Beach real estate market.

We do two updates a month, at mid-month and end of month.

Data for these reports closed 2/15/14. Here's the quick overview on active inventory (click here for the list):

Due to properties making deals, the actives total was hovering around 39 this week.

A few highlights among sales this period:

3112 N. Poinsettia (4br/3ba, 1750 sq. ft.) is the latest high-end remodel by a team that's had a good run of success recently. This split-level cottage got $1.875M, or $80K over asking, a remarkable $1,070/PSF in the Tree Section.

104 The Strand is a lot sale that shot very high at $9.500M, a cool $1.5M above asking. That far surpasses the $7.0 and $7.3-ish prices paid for the two neighbors recently at 108 and 112. (See "Last South End Strand Lot Will Sell.")

Very original 1343 6th, with a big 8300+ sq. ft. lot, made a deal at $1.640M, somewhat above asking. That one will be interesting to watch, just to see what someone tries to do with it.

In our report on closed sales, we provide the past 6 months' worth of sales by region. This is the typical window of time used by appraisers.
